Trong bối cảnh các kênh đầu tư đều gặp “khó”, chứng khoán chao đảo, giá vàng biến động khó đoán…, nhà đầu tư băn khoăn tìm lời giải cho bài toán “bỏ tiền vào đâu để gia tăng dòng vốn?”
Bất động sản vẫn là điểm sáng
9 tháng đầu năm 2022, nền kinh tế Việt Nam ghi nhận sự khởi sắc ở hầu hết các lĩnh vực: GDP tăng 8,83% so với cùng kỳ năm trước – mức tăng cao nhất trong một thập kỷ qua; Kim ngạch xuất khẩu, giải ngân vốn FDI, thu ngân sách… đều đạt kết quả khả quan nhờ loạt quyết sách, giải pháp phục hồi và phát triển kinh tế của Chính phủ.
Tuy nhiên, các kênh đầu tư phổ biến liên tục gặp biến động do chịu ảnh hưởng từ sự bất ổn của kinh tế thế giới. Sắc đỏ bao trùm phần lớn thị trường chứng khoán với tốc độ lao dốc nhanh chóng cùng dòng vốn giao dịch liên tục sụt giảm. Các chuyên gia nhận định thời điểm hiện tại vẫn khó “dò đáy” thị trường chứng khoán do chưa biết quá trình giảm khi nào sẽ kết thúc.
Giá vàng tăng giảm thất thường và bị chi phối mạnh bởi thị trường quốc tế khiến kim loại quý này không còn là kênh trú ẩn giúp nhà đầu tư tránh khỏi sự trượt giá của đồng tiền. Kênh gửi tiết kiệm ngân hàng có nhiều dấu hiệu khả quan hơn do lãi suất tiền gửi tăng, tuy nhiên vẫn được đánh giá là kém hấp dẫn do lợi nhuận tăng trưởng chậm.
Với thực tế giá nhà đất hiếm khi giảm trong suốt 40 năm qua, bất động sản (BĐS) vẫn được nhận định là kênh đầu tư hấp dẫn cho dòng tiền về dài hạn. Theo một khảo sát của Batdongsan.com.vn trên 4 triệu người dùng trong hơn 2 năm (tháng 1/2020 – tháng 6/2022), BĐS có chỉ số tăng giá cao nhất, sau đó mới đến vàng, chứng khoán và tiền gửi tiết kiệm.
Số liệu của Cục Đầu tư nước ngoài (Bộ Kế hoạch và Đầu tư) trong 8 tháng đầu năm 2022 cũng cho thấy BĐS là lĩnh vực thu hút vốn đầu tư trực tiếp nước ngoài (FDI) đứng thứ 2 trong các ngành; đạt 3,5 tỷ USD (tương đương 19%) trên số tổng là 18,7 tỷ USD. Nếu so với thời điểm đầu năm (tính đến 20/1), vốn FDI vào BĐS đã tăng hơn 19 lần.
“Ở trường hợp an toàn nhất, một BĐS vẫn có tốc độ tăng trưởng trung bình khoảng 10-15%/năm, cao hơn hẳn so với gửi tiết kiệm ngân hàng. Hơn nữa nhà đất là tài sản bền vững nên chỉ cần lựa chọn đúng sản phẩm là có thể yên tâm bảo toàn tài sản khi lạm phát”, anh Đức Hải, một nhà đầu tư đến từ Hà Nội nhận định.
Xu hướng đầu tư “phòng thủ”
Dù được đánh giá là kênh gửi tiền hấp dẫn song không phải sản phẩm BĐS nào cũng phù hợp để đầu tư thời điểm này. Không còn tâm lý hồ hởi dễ mua, dễ bán như giai đoạn trước, giờ đây nhà đầu tư trở nên thận trọng hơn, hướng tới tích sản và gia tăng dòng vốn về lâu dài thay vì đầu cơ, “lướt sóng”.
Theo các chuyên gia, “bảo hiểm” cho dòng tiền phải là những sản phẩm có pháp lý minh bạch, sở hữu lâu dài, được phát triển bởi các chủ đầu tư uy tín và nằm gần đô thị lớn, được hưởng lợi từ quy hoạch hạ tầng.
Trong đó, Hòa Bình với vị trí cửa ngõ phía tây của Hà Nội liên tục thăng hạng trên bản đồ BĐS miền Bắc trong vài năm trở lại đây với đà tăng trưởng mạnh mẽ cả về giá bán lẫn sự quan tâm. Cụ thể, thống kê của Bộ Xây dựng và Batdongsan.com.vn cho thấy tốc độ tăng trưởng giá BĐS tại Hòa Bình trung bình đạt 10-15%/năm, thậm chí lên tới 46% vào năm 2021. Trong đó, 80% lượng tìm kiếm và quan tâm đến từ khu vực Hà Nội.
Các chuyên gia cho biết thêm, Hòa Bình hội tụ nhiều lợi thế về kinh tế, xã hội, hạ tầng để trở thành động lực cho thị trường BĐS nơi đây phát triển bền vững. 9 tháng đầu năm 2022, thu ngân sách Nhà nước của tỉnh đạt 3.927 tỷ đồng; so với cùng kỳ bằng 118,45%. Ngành du lịch Hòa Bình cũng ghi nhận sự trở lại ấn tượng khi đón 1,8 triệu lượt khách trong nửa đầu năm; tổng thu thu lịch 1.980 tỷ; bằng 82,5% kế hoạch năm.
Tiêu biểu, Lương Sơn với vị trí ôm trọn đường biên giới giáp Hà Nội đang là tâm điểm phát triển du lịch nghỉ dưỡng ven đô và hưởng lợi từ hạ tầng với các tuyến đường huyết mạch kết nối liên vùng như QL6 Hoà Lạc – Hoà Bình, QL21, đường Vành đai 5, cao tốc Hoà Bình – Mộc Châu…
