Bão hòa bất động sản nghỉ dưỡng biển ở các thị trường truyền thống
Những năm 2013-2018, những thị trường nghỉ dưỡng ven biển lớn của cả nước như Đà Nẵng, Nha Trang, Phú Quốc, Quảng Ninh… đã chứng kiến giai đoạn phát triển mạnh mẽ của bất động sản nghỉ dưỡng ven biển với hai loại hình sản phẩm chính là condotel và biệt thự nghỉ dưỡng. Các chủ đầu tư với các dự án quy mô lớn nở rộ tại các thị trường. Khi thị trường sốt nóng, những đợt bán chênh đã diễn ra tại một số dự án với loại hình vốn hướng tới mục đích kinh doanh dòng tiền.
Bất động sản nghỉ dưỡng biển ghi nhận sự bão hòa trong những năm gần đây
Thế nhưng sau giai đoạn phát triển nóng, từ 2018, các thị trường nghỉ dưỡng ven biển trên dần rơi vào tình trạng bão hòa. Theo báo cáo của Hội Môi giới Bất động sản Việt Nam, đến quý 2/2018, Nha Trang và Đà Nẵng chỉ giao dịch được khoảng 2.000 căn condotel. Đến quý 3/2018, bất động sản nghỉ dưỡng cả nước chỉ ghi nhận khoảng 1.000 giao dịch thành công. Quý 3/2018 cũng ghi nhận tồn kho condotel trên cả nước là khoảng 15.000-20.000 căn.
Đại dịch Covid-19 khiến các thị trường nghỉ dưỡng này tiếp tục rơi tình cảnh ảm đạm. Một khảo sát của Batdongsan.com.vn giai đoạn này cho thấy nhiều condotel trên đường Trần Phú, Nguyễn Thị Minh Khai, Nguyễn Tất Thành, Phạm Văn Đồng (Nha Trang, Khánh Hòa)… đang được rao bán cắt lỗ phổ biến từ 100 đến 300 triệu đồng/căn. Cá biệt có những căn condotel trên đường Lê Thánh Tôn chấp nhận cắt lỗ 400-500 triệu đồng cũng chưa có người mua. Tại Đà Nẵng, trên các đường Lý Thường Kiệt, Trường Sa, Võ Nguyên Giáp, Ngô Quyền… nhiều chủ sở hữu của loại hình sản phẩm bất động sản này đang rao bán cắt lỗ phổ biến từ 200 đến 300 triệu đồng/căn.
Tuy nhiên, cũng trong bối cảnh ảm đạm của các thị trường nghỉ dưỡng truyền thống, thị trường vẫn chứng kiến sự trỗi dậy của hàng loạt các thị trường nghỉ dưỡng mới nổi như Bình Định, Phú Yên, Bà Rịa Vũng Tàu, Hòa Bình, Yên Bái, Lâm Đồng, Vĩnh Phúc… Đặc biệt, là sự trỗi dậy của các thị trường có thế mạnh về đồi núi.
Bất động sản nghỉ dưỡng núi trỗi dậy mạnh mẽ
Cũng trong giai đoạn Covid-19, thị trường bất động sản ghi nhận sự trỗi dậy mạnh mẽ của dòng bất động sản nghỉ dưỡng đồi núi. Trên thực tế, đồng bằng chỉ chiếm 1/4 diện tích lãnh thổ Việt Nam, còn lại là đồi núi. Địa hình đồng bằng và đồi núi thấp chiếm tới 3/4 toàn diện tích lãnh thổ. Đồi núi Việt Nam được thiên nhiên ưu ái vẻ đẹp hùng vĩ thế nhưng, những năm qua, bất động sản nghỉ dưỡng Việt Nam phát triển chủ yếu ở các sản phẩm ven biển. Bất động sản nghỉ dưỡng đồi núi hoàn toàn lép vế.
Thị trường đón nhận nhiều dự án bất động sản nghỉ dưỡng vùng đồi núi
Trên thực tế, từ 2020 trở về trước, bất động sản nghỉ dưỡng núi đã xuất hiện ở một số tỉnh, thành khu vực nhưng mang tính chất lẻ tẻ, sản phẩm cũng đơn giản, chưa được phát triển đồng bộ, bài bản. Số ít những sản phẩm nghỉ dưỡng núi được phát bài bản giai đoạn này có thể kể đến như Flamingo Đại Lải, Belvedere Tam Đảo (Vĩnh Phúc), Sapa Jade Hill (Sapa)… Thế nhưng sau sự bão hòa của bất động sản nghỉ dưỡng biển và hạ tầng giao thông phát triển mạnh, bất động sản nghỉ dưỡng đồi núi đã lên ngôi.
Hàng loạt dự án nghỉ dưỡng đồi núi đã được tung ra thị trường thời gian qua như Ivory Villas & Resort, Takara Hoa Binh Resort, Cullinan Hòa Bình Resort, Parahills Resort (Hòa Bình), Serena Valley Thanh Lanh Resort, TMS Home Wonder World (Vĩnh Phúc), Vedana Resort (Ninh Bình), Sapa Garden Hills (Lào Cai), LeChamp Tú Lệ Resort Hot Spring & Spa, khu nghỉ dưỡng Mù Căng Chải (Yên Bái), Quần thể Du lịch Nghỉ dưỡng sinh thái FLC Phú Thọ (Phú Thọ), Forest Hills (Lâm Đồng)…
Ông Nguyễn Trường Sinh, giám đốc kinh doanh một sàn giao dịch nhà đất tại Hà Nội cho biết nhà đầu tư có xu hướng chuyển dịch sang đầu tư các sản phẩm nghỉ dưỡng đồi núi bởi nhìn chung sản phẩm nghỉ dưỡng biển vẫn đang gặp nhiều khó khăn, thách thức về vấn đề pháp lý. Ngoài ra, các sản phẩm nghỉ dưỡng biển đang sở hữu nguồn cung lớn, trong khi nguồn cung sản phẩm nghỉ dưỡng núi vẫn còn ít ỏi. Vì vậy, bất động sản nghỉ dưỡng núi do chưa bị bão hòa và thoái trào nên thu hút nhà đầu tư hơn.
Nhận định về tiềm năng của bất động sản nghỉ dưỡng núi, ông Nguyễn Trần Nam – Nguyên Thứ trưởng Bộ Xây Dựng, Chủ tịch Hiệp Hội Bất động sản Việt Nam cho biết bất động sản nghỉ dưỡng ở vùng trung du, miền núi đang tạo sự đa dạng phong phú trong chuỗi sản phẩm nghỉ dưỡng trên thị trường.
